How To Buy Your Home at The Lofts at 1117

  1. Review Your Income Eligibility: Check out our “Who’s Eligible” page to review the max household incomes, dependent upon the size of your household. Also note the max net worth of $100,000, excluding retirement (401(k), 403(b), etc…) and educational savings (i.e., a NY529) accounts.

  2. Select Your Unit: First-come, first-served! Attend either an open house or fill out the form below to coordinate a showing. You can see all remaining condos by visiting our “Available Condos” page.

  3. Income Verification: Once you’ve picked out a unit and you’re generally comfortable you’re eligible, our sales staff will connect you with the income verification company to confirm your eligibility.

  4. Mortgage Pre-Approval: As you’re going through the income verification process, you can begin to work with a lender of your choice to secure your mortgage prequalification letter. If requested, we can provide a list of lenders that have financed other affordable condos. In order to receive a contract, both the income verification and a mortgage prequalification letter are required.

  5. Homebuyer Counseling: Prior to closing, all purchasers must complete an 8-hour HUD-certified homeownership course with Home HeadQuarters. This course is available in both English and Spanish! You DO NOT need to be a first time home buyer to purchase a condo at the Lofts at 1117.

  6. Closing: Once financing is secured, your new home awaits!
